How is my available balance calculated?
Your available balance represents the amount of money you can use to invest in new shares. This figure is determined by adding up all the funds in your Urby account and subtracting any pending purchase orders you've placed on the Secondary Market.
How is my Total Portfolio Value calculated?
Your Total Portfolio Value represents the combined current market value of all the property shares you hold on Urby.
Essentially, it is the total worth of your investments in our platform at a specific point in time. Please note that the value of your portfolio can fluctuate based on changes in the overall property market.
Why is my total portfolio value based on the latest sales price of the property shares instead of the current actual price of the property
Your total portfolio value is based on the latest sales price of the property shares in the secondary market, rather than the actual property market value, for several key reasons:
- Liquidity and Real-Time Pricing: The secondary market provides real-time pricing based on the latest transactions of property shares. This ensures your portfolio value reflects current market conditions and investor sentiment, offering a more accurate and liquid valuation.
- Fractional Profit-Sharing Model: Urby operates on a fractional profit-sharing model, where you own a contract to share the profits of a property rather than owning the entire property itself. The value of these shares is determined by trading activity in the secondary market, not the full property’s market value.
- Market Dynamics: The price at which property shares are bought and sold in the secondary market can differ from the actual property market value due to factors like supply and demand, investor expectations, and liquidity preferences. This gives a more precise indication of what buyers are currently willing to pay for shares.
- Timely Valuation: Property market values are updated less frequently and may lag behind actual market conditions. By using the latest secondary market sales prices, we ensure your portfolio valuation is responsive to the most current market movements.

How is my earnings calculated?
Your earnings are determined by the change in the value of the property-specific Profit-Share Contracts (also known as shares) that you own through Urby.
The earnings calculation is based on the percentage increase or decrease in the value of these property shares relative to your average purchase price.
This percentage change, displayed on the property card for each investment you hold, reflects the difference in value from the last recorded transaction on the previous day compared to your average purchase price.
This straightforward method allows you to track how much your investment has appreciated or depreciated, providing a clear and transparent view of your current portfolio value.
Why can't I withdraw the amount I have under "Total Portfolio Value" on my portfolio?
The "Total Portfolio Value" shows the current market value of the shares you own, not cash you can directly withdraw. Firstly, to access these funds, you need to sell your shares on the secondary market.
Secondly, once sold, the sale proceeds go into your available balance, which you can then withdraw.
This process keeps the market stable while allowing you to access your investment value.
